Warning signs worth a phone call
Foundation trouble rarely announces itself all at once. Watch for stair-step cracks in exterior brick, gaps opening between the wall and the ceiling or crown molding, windows that suddenly will not latch, separation around door frames, and cracks in tile or the slab itself. Outside, look at the ground: soil pulling away from the slab in summer is a sign the clay under your home is shrinking too. Catching these early usually means a smaller, cheaper repair. Waiting lets the movement spread to plumbing, framing, and the roof line.
One more sign people miss: a spike in the water bill. Slab movement can flex supply and drain lines until they leak under the house, and that leak then feeds the clay and accelerates the movement that caused it.
